Process

We underwrite every deal before a lender sees it. Here is what happens at each step.

Review my scenario

Four steps, in order.

  1. You send the scenario

Email your scenario to advisors@blindbrookcapital.com. A rough picture is enough to start. You do not need a complete file. You can also use our scenario form to send an inquiry.

    You send
The property, the purpose, how you hold title, the income evidence you have, and your timing.
    We do
We read the scenario and name anything that is missing.
    You get back
A reply that confirms what we have and lists what we still need.
  2. We underwrite it

Underwriting means testing a deal against a lender’s rules. We do that before any lender sees the deal.

    You send
Answers to our questions, and any document that we asked for.
    We do
We test the rent against the payment, review the property, and review the borrowing company.
    You get back
Questions from us where the picture is unclear.
  3. You get a straight answer

You know where the deal stands before you apply.

    You send
    Nothing at this step.
    We do
We write up the result of the review and email it to you.
    You get back
An email with a clear summary of where the deal stands and what is needed next.
  4. We place the loan

If the deal fits and you want to go forward, we take it to a lender whose rules it meets.

    You send
The documents that the lender asks for.
    We do
We submit the deal, answer the lender’s requests, and stay with it through closing.
    You get back
The lender’s decision and terms, and updates from us until closing.

What the lender does

The lender decides. Our review prepares a deal for submission. The lender that funds the loan makes the final credit decision and sets the terms.

  • Makes the final credit decision
  • Sets the rate and the terms
  • Reviews the appraisal and the title
  • Funds the loan at closing

What we ask of our clients.

Good financing work requires a shared commitment. We ask clients to:

  • Respond promptly to calls and emails, and let us know when more time is needed.
  • Provide requested documents and explanations promptly, accurately, and completely.
  • Give us a clear, honest picture of the financial circumstances relevant to the financing request.
  • Tell us about material changes to the deal, finances, or plans as they arise.
  • Raise questions or concerns early so we can address them together.

This allows us to represent your request accurately, respect everyone’s time, and maintain the trust that strong lender relationships require.

Questions

  • Who makes the credit decision?

The lender that funds the loan. Blind Brook Capital arranges the financing and reviews the deal before submission. The lender makes the final credit decision and sets the terms.

  • What should I prepare?

The property, the purpose of the loan, how you hold title, the income evidence you have, and your timing. A rough picture is enough to start.

  • Does a review commit me to anything?

No. A review is not a loan application, and nothing on this site is a commitment to lend. You decide whether the deal goes to a lender.

  • What if the deal falls short?

The email summary explains where the deal stands and what is needed next. Some deals fit after a change, and some do not fit.

Have a property in mind?

Send the property, the purpose, how you hold title, and the numbers you have. We will tell you where the deal stands before it goes to a lender.
